    Hi everyone,

    I need your help dealing with a mould issue!

    I saw a rental property today with plaster ceilings.
    The ceiling in the master bedroom had mould (or staining) as a result of historical water damage at least 3 years old (now seems dry).
    The ceiling is sagging considerably, and the mould/sagging/staining covers an area of about 1m2. I have attached a photo (the clearest one I took…).
    I didn’t see any other standard contributing issues like insulation not touching the top plate etc….

    The tenant wants the landlord to replace the lining. The tenant is is currently sleeping in the lounge (just moved in) as she is worried about it (and she is pregnant).

    The landlord just wants to paint over the area. The landlord is adamant that it’s just staining. I have no way of disproving that, she says the previous tenant didn’t notice any changes….

    So, I don’t know what course of action to recommend. Ideas?
